A 20-acre California estate with ocean views is set to be sold without reserve at an online auction from Nov. 16-19, according to Concierge Auctions, which is handling the sale.
Located in Summerland, near Montecito, the property overlooks the Pacific Ocean at Loon Point Beach and the Pacific Coast Highway. It has 42,500 square feet of living space and, at the heart of the estate, a 10-acre polo field and extensive facilities for players and horses.
The Mediterranean-style main residence boasts six bedrooms and eight full bathrooms, according to the listing. It also includes a 5,000-bottle wine cellar with an adjoining tasting room, a private ballroom that can accommodate up to 200 people, a 15-seat movie theater and a master suite with a secret garden.
“We built our property with the ultimate in privacy and amenities in mind,” owner Patrick Nesbitt , the founder of Windsor Capital Group, the largest private owner and operator of Embassy Suites by Hilton Hotels, said in a statement. “While we have enjoyed it for many years, [we] are looking forward to downsizing and moving onto new ventures.”
The estate was listed for $65 million in April 2019, and was cut to $55 million in January, according to listing records. Concierge Auctions will manage bidding and the eventual sale entirely through its online marketplace, according to the company. A buyer will be determined on Nov. 19.
A “true equestrian” will find the ground “equipped with the best and most essential amenities,” according to listing agent Rodrigo Iglesias of Hilton & Hyland. Rick Hilton , who is a member of the Hilton Hotel family, shares the listing.

A number of international polo matches have been held on the estate, according to the listing. It was the setting for Britney Spears ’s 2009 video “Radar.”
In addition to the 10-acre polo field, equestrian amenities include a polo club with an outdoor deck, a barn with space for 17 horses, a custom equestrian sculpture and riding trails throughout the property.
There’s also a 128-foot infinity edge pool, a rooftop hot tub and lounge space, Japanese and English-style gardens, a butterfly habitat, a driving range with a putting green and sand traps, duck ponds and a four-car garage plus external parking for up to 100 cars.
